Residential Title Officer / Sectional Examiner

The Residential Title Officer / Sectional Examiner is responsible for reviewing and examining public records to determine ownership, identify title defects, and ensure clear title for residential real estate transactions. This position prepares and analyzes title commitments, resolves title issues, and works closely with escrow officers, lenders, real estate agents, and customers to facilitate timely and accurate closings.

Key Responsibilities

• Examine public records to determine property ownership and identify liens, judgments, easements, and other encumbrances.

• Prepare and review title commitments, preliminary reports, and related title documents.

• Resolve title defects and communicate curative requirements to appropriate parties.

• Interpret legal descriptions, deeds, and other recorded documents.

• Ensure compliance with Arizona title insurance regulations, underwriting guidelines, and company policies.

• Collaborate with escrow and underwriting teams to support successful residential transactions.

• Provide exceptional customer service while meeting quality and turnaround expectations.

• Perform quality control and analysis for orders processed offshore.

Qualifications

• Minimum 2+ years of experience in residential title examination, including sectional/metes-and-bounds descriptions, servicing and/or title operations in Arizona. This experience is required.

• Knowledge of Arizona real property law, title insurance and underwriting practices, and county recording procedures.

• Strong analytical, organizational, and problem-solving skills.

• Excellent written and verbal communication abilities.

• Proficiency with title production software and Microsoft Office applications.

• Remote work may be available depending on experience.
